Rubber roofs that still have years left

Many older flat roofs in Tampa are black rubber, called EPDM. These roofs are tough. A lot of them can be repaired or coated and keep working for years. But the seams, corners and flashing wear out, and that is where the leaks start.

If your rubber roof is leaking, or you want to know how much life it has left, call (656) 233-6113 or send the form. We call you back and get your inspection and written estimate scheduled the same day you reach us. A licensed local commercial roofer checks the roof and gives you a written report with photos and a price.

EPDM problems we hear about

"The seams are peeling open."

EPDM seams are glued or taped. Over time the glue lets go, especially in heat.

"The rubber is pulling away from the walls."

Older EPDM can shrink. It pulls on the flashing at walls, curbs and edges until something gives.

"There are cracks and crazing on the surface."

Years of sun can dry out the top of the rubber.

"It leaks at the pipes and AC units."

Pipe boots and curb flashing are common weak spots.

"The edge flapped in the storm."

Wind gets under a loose edge and can lift the sheet.

"There is a puddle that never dries."

Ponding water near drains wears out seams faster.

What Tampa weather does to rubber roofs

Black roofs get hot. Tampa's normal highs reach about 91 degrees in July and August, according to the National Weather Service. A black roof in full sun gets much hotter than the air. That heat dries out seam glue and speeds up shrinking.

Rain comes in bursts. About 30 inches of Tampa's yearly rain falls from June through September. Hard rain finds any seam that has started to open.

Storms pull at the edges. Hurricane wind pulls up on a flat roof, and EPDM edges and corners take the most force. If the edge is loose, the wind can peel the rubber back.

Repair, coat or replace an EPDM roof

Repair works well when the sheet is still flexible and the problems are in a few places. Seams can be cleaned and resealed with new seam tape. Holes get patched with EPDM. Flashing gets redone at walls and units.

Coat when the rubber is aging but the insulation is dry. A coating made for EPDM can seal small cracks and turn the roof white, which cuts heat. The rubber has to be cleaned and primed first. See roof coatings.

Replace when the insulation is wet across big areas, the rubber has shrunk badly, or the roof leaks in many places. A new roof can be EPDM again, or a white roof like TPO. Your contractor can price both.

How an EPDM job works

  1. Inspection. The roofer walks the roof, checks every seam and corner, looks at the flashing, and checks for wet insulation.
  2. Written report and estimate. You get photos of each problem and a price for each fix, or for each part of a new roof.
  3. The work. Repairs use EPDM materials made to bond with the old rubber. A new roof gets new insulation where needed and a Florida-approved system.
  4. Final check. Seams and flashing get checked again, and you get the warranty in writing.

What EPDM costs

The price table on this page shows typical ranges from published national cost guides by Roof Observations and Fixr, not a quote for your building.

The biggest thing that moves the price is whether the old roof has to come off. EPDM laid over sound, dry insulation costs far less than a full tear-off with new insulation. Seam count, rooftop units, roof access and sheet thickness also matter. See the full Tampa cost guide.

Questions to ask about any EPDM estimate

  • Are you repairing, coating or replacing, and why?
  • How was wet insulation found, and how much is being replaced?
  • Is the new sheet black or white, and how thick is it?
  • How are the seams being sealed?
  • What is the Florida product approval for the new system?
  • What does the warranty cover, and for how long?

Who does the work

Frequently asked questions

What is an EPDM roof?

EPDM is a rubber roof sheet, usually black. It comes in large rolls, so a roof has fewer seams. The seams are glued or taped. It has been used on flat commercial roofs for decades.

Is EPDM a good choice in Tampa heat?

Black EPDM soaks up sun and gets hot. It is still tough and easy to patch. If cooling matters, ask about white EPDM, or about a white coating over an older rubber roof that is still dry underneath.

How long does EPDM last?

Published guides put EPDM at about 20 to 30 years. Seams and flashing usually wear out before the rubber sheet does, so they need the most attention.

My rubber roof is shrinking and pulling at the edges. Can it be fixed?

Often, yes. Older EPDM can shrink and pull away from walls, corners and edges. The contractor can reattach and reflash those areas. If shrinking is bad all over, replacement may cost less over time.

Can I coat my EPDM roof?

Many EPDM roofs can be coated if the sheet and insulation are still sound. It takes the right primer and cleaning, because coatings do not stick to dirty rubber. A coating can also turn a black roof white.

EPDM or TPO for a new roof?

TPO is white and reflects sun, which helps in Tampa. EPDM has fewer seams and is easy to repair. Prices overlap. Your contractor can compare both for your building in the written estimate.
