  • Downtown Tampa, FL

Water Street Tampa covers about 50 acres downtown. It is planned to hold more than 2 million square feet of office space. New towers sit next to older flat-roof buildings with tall edge walls and big AC units. The flashing and drains on those roofs need regular checks.

  • Westshore, FL

Westshore has more than 13 million square feet of office space. That makes it the largest office district of its kind in Florida. Office roofs here carry big AC units. A leak over a tenant's suite is a lease problem, not just a roof problem.

  • East Tampa, FL

East Tampa's warehouses sit near Port Tampa Bay, the biggest port in Florida at about 5,000 acres. During Hurricane Helene in 2024, the East Bay tide gauge near the port hit a record 7.2 feet above normal high tide. Roofs here face salt air and storm wind.

  • Brandon, FL

Brandon's big mall, now called Brandon Exchange, opened in 1995 as Brandon Town Center. It covers about 1.1 million square feet. Big retail roofs from that time are now old enough that owners are asking: coat it or replace it?

  • Riverview, FL

Riverview had 107,396 people at the 2020 census. It sits along I-75 and US 301, and the Alafia River runs through its north side. Many shopping centers and medical offices here are fairly new. Check those roofs while the warranty still covers them.

  • Plant City, FL

Plant City sits on I-4, the main freight road between Tampa and Orlando. Sysco opened its Sysco Tampa Bay food warehouse on Charlie Taylor Road in July 2025. Big warehouse roofs need clear drains and tight edges to get through summer storms.

  • Lakeland, FL

Amazon Air runs a 285,000 square foot cargo building at Lakeland Linder International Airport. Lakeland's warehouses along I-4 have large flat and metal roofs. Those roofs take the same sun and storms as Tampa's.

  • Wesley Chapel, FL

BayCare Hospital Wesley Chapel opened in March 2023. It has 86 beds in about 318,000 square feet. Hospitals, clinics and new shops here need roofs that stay dry over people and equipment.

  • Oldsmar, FL

Brooker Creek South is a 130,000 square foot factory building on 11.27 acres in Oldsmar. It was the first project Pinellas County helped fund through its Employment Sites Program. Factory roofs here carry fans and vents that need tight flashing.

  • Clearwater, FL

During Hurricane Helene in 2024, the Clearwater Beach tide gauge hit 6.67 feet above normal high tide. Two weeks later, Milton brought gusts of about 90 mph there. Hotels, offices and shops near the water get salt air and the full force of Gulf storms.

  • St. Petersburg, FL

During Hurricane Milton, Albert Whitted Airport had a gust of about 101 mph. The storm tore off most of the fabric roof on Tropicana Field. Older downtown buildings and waterfront properties here need a roof check after every big storm.

  • Largo, FL

Largo sits along Ulmerton Road, a busy strip of warehouses and flex buildings in the middle of Pinellas County. Hurricane Milton dropped 16.88 inches of rain on McKay Creek near Largo. Rain like that finds every clogged drain and open seam.

Every place on this list shares the same Tampa weather: strong sun most of the year, hard summer rain, and hurricane season from June 1 to November 30. The buildings differ, and so do the roofs. Do not see your town? We likely still cover it. Call (656) 233-6113 and we will tell you right away, and get your inspection and written estimate scheduled the same day you call.
