A new roof that did not survive Milton

Lakeland's own arena shows what wind does to a flat roof. After Hurricane Ian damaged the roof of the RP Funding Center's Jenkins Arena in 2022, the city hired a contractor in May 2023 to replace it. The new roof cost $2.6 million. In October 2024, Hurricane Milton crossed Polk County and peeled back parts of that new roof. Water got in. Drains were knocked loose, and ceilings and insulation were soaked.

The same storm closed Lakeland Linder International Airport for about 12 hours. Winds spun parked cargo jets, and one plane's nose was pushed into a hangar. Winter Haven's airport, just east of town, recorded a gust of about 87 mph.

Lakeland sits more than 30 miles from the Gulf. It is still hurricane country.

The buildings in Lakeland

Lakeland has a big and fast-growing warehouse market. It sits on I-4, halfway between Tampa and Orlando.

Big new warehouses

In July 2026, three newly built buildings at Lakeland Commerce Center sold for $67.7 million. Together they cover about 557,100 square feet. The local market absorbed nearly 3 million square feet of industrial space in 2025.

Airport buildings

Amazon Air opened a 285,000 square foot cargo building at Lakeland Linder in July 2020. Hangars and cargo buildings around the airport have huge metal and single-ply roofs.

Older industrial and retail

Warehouses, shops and offices built over the decades around town and downtown, often with metal or built-up roofs.

Campus and church buildings

Florida Southern College holds the largest single-site collection of Frank Lloyd Wright buildings. An architect quoted by the Chronicle of Higher Education called Wright buildings notorious for leaking. In 2025 the college sued a roofing maker, saying a 2011 roofing job on the Annie Pfeiffer Chapel led to major leaks.

What goes wrong most often here

Wind at the edges of big roofs

A 250,000 square foot roof has a long edge. Wind pulls up hardest there and at the corners. One loose section of edge metal can start a peel.

Loose drains and ponding

Huge flat roofs need every drain clear. Milton knocked drains loose on the arena roof. Summer storms in Polk County dump heavy rain fast.

Metal roof fasteners and seams

Screw-down metal roofs on older warehouses have thousands of fasteners. Rubber washers dry out in the sun and start to leak.

New ponding on an old roof

Lakeland is part of west-central Florida's sinkhole belt, where limestone below ground can dissolve. If water starts pooling where it never did, tell the inspector.

Code rules that apply in Lakeland

Lakeland is not in the High-Velocity Hurricane Zone, which covers only Miami-Dade and Broward. It follows the regular Florida Building Code. The 8th Edition took effect on December 31, 2023.

The City of Lakeland says commercial reroofs and roof repairs both need a roofing permit. Permits are filed through the city's online system. For TPO and modified bitumen roofs, the application must list the Florida product approval numbers.

Lakeland is about 35 miles east of downtown Tampa on I-4. The drive is about 40 to 50 minutes outside rush hour. You get a call back and a set visit time the same day you call.

Lakeland is inland. Do hurricanes really hurt roofs here?

Yes. Hurricane Milton crossed Polk County in October 2024 and peeled back parts of the flat roof on the RP Funding Center arena, a roof the city had replaced after Hurricane Ian. Winter Haven's airport, just east of Lakeland, recorded a gust of about 87 mph.

Does a commercial roof repair in Lakeland need a permit?

Yes. The City of Lakeland says commercial reroofs and roof repairs both need a roofing permit. For TPO and modified bitumen roofs, the application must list the Florida product approval numbers. The licensed contractor normally applies.

Is Lakeland in the High-Velocity Hurricane Zone?

No. That zone covers only Miami-Dade and Broward counties. Lakeland follows the regular Florida Building Code, and the 8th Edition took effect on December 31, 2023.

My warehouse is only a few years old. Why get it inspected?

New roofs come with warranties, and most warranties expect regular checks and quick repair after storms. An early inspection documents the roof's condition while the maker still covers it.
